Before the auction you should arrange to meet our auction staff at your property so that you can discuss your options. We will make sure you understand the auction process, including the setting of reserve and guide prices and the costs involved, such as commissions and expenses and any charges that may become due if the property does not sell. We will supply you with written Terms & Conditions covering all aspects of marketing your property. Our staff will then arrange to be in touch with your solicitor and you should check how much your legal costs will be and when they will be payable. We will report to you regarding any offers we receive prior to Auction Day and any consequent adjustment to the Guide Price. On the day of auction you do not have to be present since the Auctioneer, who owes you a duty of care, best advice and confidentiality, is always acting on you behalf.
Obtain a copy of the auction particulars from the Dedman Auction Department. Make a thorough inspection of both the property and the neighbourhood. Don't hesitate to ask advice about what you see. Once you've found a property that interests you, take the property details to your solicitor and ask for advice on the legal aspects. Similarly you will need to obtain advice on the condition of the property and any planning or building regulatory matters. Our specialist departments will be glad to help in this regard. To buy at auction you must register first! Either telephone our auction department to pre-register or arrive early on auction day to complete your registration. Either way you will be required to supply us with proof of identification to comply with the Money Laundering Act and if successful, a cheque for our buyers premium of £229.13 and, of course, 10% deposit.
